What is the ECORENO credit?

The ECORENO credit provides a financing solution for the renovation and improvement of the energy performance of your home. It offers a complete financing solution, at a preferential rate, whatever the nature of the work. Depending on the analysis of your file, the ECORENO loan is either a mortgage loan or a consumer loan. The ECORENO credit is intended for owners, future owners and tenants.

What type of renovations can I finance?

The advantage of the ECORENO loan is that you can finance ALL types of work with the same favourable rate. From traditional renovation to energy efficiency improvements and renovation work to adapt your home due to a loss of autonomy, the possibilities for carrying out work with the ECORENO loan are very broad.

If you wish to carry out renovation work to adapt your home for greater autonomy, you can benefit from the support of a Solival occupational therapist who will analyse your needs and advise you during a free home visit.

What form does the ECORENO credit take?

How much?

The amount that can be borrowed depends on your financial capacity and may not exceed 120% of the value of the property, if necessary after work has been carried out (expertise).

However, if you already have a mortgage with another financial institution (bank), the conditions for accessing the ECORENO mortgage credit may be more restrictive (see FAQ).
The minimum loan amount is €1,500 and the maximum is €25,000. It depends on your financial capacity but does not exceed the cost of the renovations.

What is the duration of the credit?

The maximum duration is 30 years from the start of the capital repayment. Is there a possibility of taking over outstanding loans?

This is possible with a minimum of € 3,600.There is no possibility of taking over loans, but it is possible to take out several loans with a maximum outstanding amount of €25,000.

For the ECORENO mortgage loan, you must not exceed the maximum income amount mentioned below. The income taken into consideration is your taxable income as it appears on your last notice of assessment at the time of the credit application.

The ECORENO credit in 5 steps

1. Prepare your project

Once you have carried out a simulation on our fonds.brussels website to obtain an initial estimate of the interest rate and repayment of your ECORENO credit, there are 2 options:

  1. If you do not yet have cost estimates for the work, you can contact Homegrade or Réseau Habitat to advise you on your renovation project and inform you of the steps you need to take to obtain the RENOLUTION premiums.
  2. If you have already asked for quotes for your future work, you can proceed to step 2.

2. Submit your application

You can book an appointment for your credit application by sending us your quotes by e-mail to infopret@fonds.brussels. We will contact you within 3 weeks to set up an appointment.

3. Compile your file

As part of the processing of your file, you will also be contacted by one of our technical staff in order to analyse the valuation that has been carried out and the work to be financed.

  • In the case of an application for a ECORENO consumer credit, no valuation will be required.
  • If your application concerns a ECORENO mortgage credit, a valuation of your property will be carried out.

4. Get the Fund's decision

If your credit is accepted, you will receive a letter confirming the granting of your credit and listing its main conditions.

  • Did you obtain a ECORENO consumer credit? If so, you do not need to go through a notary to sign your credit agreement.
  • Is your credit a ECORENO mortgage credit? Then you need to contact a notary. After signing your credit offer with the Fund, you will need to sign a mortgage security deed for this credit at the notary of your choice.

For the ECORENO mortgage loan, you must pay the Fund the appraisal costs (€324) and provide proof of payment before the Fund orders the expert to carry out the appraisal of the home. You must then pay the application fee (€60) within 8 days of your credit application being accepted. If you fail to do so, the loan offer cannot be finalised.

5. Sending your invoices

Once the invoices have been sent, the funds will be released and available. We will release the sums in accordance with the terms of your credit contract.

With the ECORENO loan, the Fonds du Logement is an integral part of the Renolution, the new regional strategy for the renovation of buildings carried out by the Brussels-Capital Region with a very broad network of partners.
